The property lending team provides bespoke, customer-focused financing solutions across the residential, commercial and development sectors. The team has lent more than £6.2 billion across over 4,400 loans, providing competitively priced financing throughout the UK and spanning the property investment lifecycle, with loans typically ranging from £100,000 to £50 million. The healthcare team manages over £1.8 billion of investments, with a focus on care homes and retirement communities – sectors requiring significant investment given the UK’s ageing population.

Development lending

AWe are providing discounted development finance to support housebuilders in the UK to build high quality energy efficient homes achieving a SAP score of over 85, equivalent to an EPC of B and above.

  • Homes that achieve a SAP score of 92 and above (EPC A) will receive 2% discount on interest rate
  • Homes that achieve a SAP score of 85 and above (EPC B) will receive 1.25% discount on interest rate

Real estate lending

We lend at every stage of a building’s life. This runs from land acquisition, through to development, ongoing renovation work and re-development. Our development, commercial and residential teams work together to deliver value, with a responsive, flexible lending process.

Real estate investment

We can cover the sourcing, planning permission and development of land, to the long-term financing of assets, and ongoing asset management of health and care facilities. Alongside our financing capabilities, our in-house development and clinical teams ensure support throughout.

We aim to accelerate the delivery of high-quality, genuinely affordable homes working in partnership with Housing Associations and Local Authorities. 

We work with Housing Associations to help alleviate these pressures by providing long-term, patient capital to the sector, funding the delivery and long-term ownership of new homes. We are the owner of a Registered Provider (RP) of Social Housing, in which has regulatory oversight enabling us to draw on grant funding to support the delivery of new homes.

Equity joint venture for the development of four new retirement communities

The client and project Audley Villages is the leading developer and operator of retirement communities in the UK. The group has over 25 years’ experience in providing high-quality retirement living. It serves more than 1,000 owners at over 20 locations. Audley was looking for a funding partner to support it in developing four new sites across the UK.

Our partnership We agreed an innovative structure with Audley, to deliver funding when needed, while it maintains operations during and after development. We also included necessary equity protections for the fund. The structure also means that we don’t take any planning or operational risk. We acquire the sites once planning is in place and outsource the day-to-day operations to Audley.
